I wonder what it is about gentrification that seems to result in the loss of the old "corner store" merchants? At fist blush one would think it might help them, but it may have something to do with the product mix. A wealthier clientele can go to Walmart or CVS and doesn't have to depend on the local mom and pop.
It could be the residents ability to drive Edgewood Retail District instead of depending on stores that are only within walking distance. Higher incomes want more choices and are wiling to drive to get that.

Very true. Even Atlantic Station and Lenox are within 15 minutes.
