Yeah I have had good response on here and Aries4118 is one of the best people posting. FYI so to update on my search, we didn't find quite what we wanted in the East Cobb/Sprayberry Cluster.

We have since decided to build a home in Hickory Flat(pending approval). Hickory Flat is like how Loganville was back in the day. Nobody knows where it is. It's actually North of Crabapple\Roswell, west of Milton, East of Holly Springs and Canton and NE of Woodstock. The schools are really good, its quiet and you get some great sized lots for a lot cheaper than East Cobb. The downside is the commute. It is surrounded by two lane roads which get backed up quickly. My hours are pretty flexible so I'm not too concerned about the commute.

New construction in East Cobb from what we can tell were basically undesirable lots that builders had no choice but to build on or great lots at premium prices. East Cobb is already very built out. Resales were the only real option.

Yes, the Hickory Flat/Sequoyah High Area is becoming pretty popular at the moment.
