It also seems to be the case that exurban growth is sustained to a much higher degree by blue-collar employment.
I doubt the data support that supposition. Forsyth is the epicenter of exurban growth. It along with Cherokee account for most of the absolute increase and neither county's growth, Forsyth's especially, is driven by blue collar workers.

The original article cited growth in the industrial distribution sector. I'll agree that its not nearly as visible in Forsyth County as it is in Hall and Jackson Counties, where most of the biggest employers are manufacturing or distribution facilities.

You're right about Hall and Jackson counties. What I didn't realize until I looked it up is that Forsyth has added about 11k more residents than Barrow, Bartow, Hall and Jackson counties combined since 2010. Forsyth and Cherokee account for about 70% of the population growth in the counties mentioned in the article.

With growth in Forsyth County occurring overwhelmingly in the southern part of the county, it's obvious that it's become a lower cost, desirable destination of choice for those who work in northern Fulton County and close-in parts of Gwinnett (e.g., Peachtree Corners).

It won't be long before south Forsyth is considered close in, too.

Yep...and of course, you can't forget the schools as a positive factor.

The question is, will jobs follow? I think it's only a matter of time. I also wonder if there might be incorporation efforts in the near future as Cumming is the only incorporated municipality in the county.

There was one for Sharon Springs that died last year. Honestly, Forsyth would be an excellent candidate for consolidation with the city of Cumming.

Jobs are certainly a good question. There will be the support businesses: restaurants, gas stations, Wallmart / Costco / Target, etc.

But whether or not the anchoring employment makes its way out there is a question I can't even begin to answer. My gut instinct is that there will be a bit, in the form of logistics hubs and their offices, with more general anchor commercial closer to established commercial areas like towns.

All it really means is that there will be more people, with no other option but to drive. Great.

There is alot of commuting from Forsyth to the I-85 corridor between the Sugarloaf area and Suwannee. There is actually a lot of office space in that area spread out over a long stretch.
