Chicago-based CA Ventures will introduce two new projects to Midtown planners this week, including one next to a site Norfolk Southern Corp. may be considering for a new Atlanta headquarters.

CA Ventures is proposing a 27-story student housing project at Spring and 3rd streets, featuring 320 units, or 715 beds, and 315 parking spaces, according to Midtown Alliance. Earlier this year, CA Ventures put the property at West Peachtree, Spring, Ponce de Leon and 3rd Street under contract. It forms a small part of the larger "Ponce & 3rd" site, which is part of the rapidly expanding Technology Square area.

It forms a small part of the larger "Ponce & 3rd" site, which is part of the rapidly expanding Technology Square area.

Ponce & 3rd is also a frontrunner to land a new headquarters for Norfolk, Va.-based Norfolk Southern. Cousins Properties Inc. has the critical piece of the highly sought-after site under contract.

Cousins has declined comment.

CA Ventures is also pitching a 32-story residential tower at 903 Peachtree Street. The project would include 417 market rate units with 549 parking spaces.

Plans for both towers are expected to be presented Oct. 9 to the Midtown Development Review Committee.

In September, Francisco Rios, vice president of investments for CA Ventures, told Atlanta Business Chronicle the company has looked for an opportunity to develop a project in Midtown, including Technology Square, for several years.

We could post it there too, so the news is in that thread, but I feel like larger buildings deserve their own threads. Before the Midtown thread was made, all of its buildings were posted separately and conversations on them weren’t jumbled together. Small buildings and neighborhood improvements make sense in that thread because they don’t tend to lead to the lengthy conversations that larger buildings do.

903 Peachtree St? Would that be replacing Bezoria? And Bulldogs?

The Bezoria building has the address 903 Peachtree Street. It will be torn down. It’s my understanding that the building Bulldogs is in and the parking lot next door has a separate owner from 903, but I believe that due to the amount of units planned the footprint of the new building would probably take up both lots.

I am more than likely to open up a new thread about a specific project than go visit a several months old 16-pages-of-comments-already thread. FWIW.
