Dunwoody is likely to be the most stable area in terms of retaining value/appreciating.

But as I'm sure you've already seen... it's also where you'll get the least house for your money.

I don't see Roswell declining any time soon. I think you were wise to scratch of Snellville.

You might consider Peachtree Corners. You'll get more house for your money, but you might have to give up a bit on school quality, even though it's not BAD, just not as good as North Fulton.

I would agree that Sandy Springs and Dunwoody are a bit old money, not as trendy, and while the schools aren't bad, they aren't the cream of the crop. They do give you great highway access to job centers.

Sandy Springs is really a tale of 3 cities: 1) Perimeter area which is super nice, but really belongs to F500 offices (not homes). 2) New City Center area just north of 285, west of 400. This area is great, forward thinking, has great retail, and is otherwise very liveable. 3) the blighted, ripe for gentrification, low income apartment Roswell Road (9) corridor from Abernathy road north to the Chattahoochie.

I'm sure Snellville is nice, all depends on what you want, as it's a bit further out there, so if you have to or like to frequent the city, probably not the best bet. If you want a value, good schools, and couldn't care less about the city of Atlanta, might be a great choice.

Thanks for the replies everyone! You all provided a lot of helpful info.

Also, thanks for the detailed post about Brookwood/Snellville, CoogHawk! If it was 10 minutes closer to my wife's job, it would be top of our list. Great homes, schools, and parks in the area. I may regret not buying a house there in a couple years.
