I have a 250k budget and have looked in Alpharetta 30022 (7-10) year subdivisions like Ivey Ridge and Brekenridge off Old Alabama, 30005 like Wellington off Sargent and 30004 like Fairmont off Hwy 9 by Windward Pakrway. I recently came across a home in Roswell 30075, West of 400 I think in a subdivision off Crabapple called Hidden Pond, it was never my intention to look in Roswell but the interior of the house is what is gaining my attention...any thoughts on why Roswell over the places I have described in Alpharetta. Desparate need of help...and is 1995 too old of a home in terms of many fixes to be done.

What are the other factors such as work location etc; because I know of areas where you can buy a new house for that range.

No work location concerns...traffic is trafiic and I live with that...major concern is resale...good school district, safe area and appreciation.

1995??? Too old??? I would kill to have bought a house that new...my 1973 reno is killing me right now! The only caveat with houses from the 90's is sometimes the siding some of the builders used during the decade was poor quality, but even that is a pretty fixable problem. Also, it's not so much the age of the house, but the way the people took care of it over the years that's more important.

Yes I think it is comical to call 1995 old but Atlanta is such a "new home" town...you get contaminated by that thinking...smile...yes it is masonite siding - board I think not hardiplank...

LOL my house was built in 2004 in the charlotte area and one showing the person decided to get something newer instead of ours I love how houses from the 70's there are called vintage! I guess that means I'm vintage.

dens..which schools does the house in Roswell go to? That could be a deciding factor..some in Roswell have a better reputation than others so better for re-sale kwim?

The High School is Roswell High...next down is Crabapple and the bottom is Sweet Apple...thanks

that is a desireable one from what I have heard I was nosey..I like the house that is 260 k in that neighborhood Oh..make sure to do a sex offender search before buying a house..I remind people of that..don't want one of those living next door (though they could still move in)

I know...I looked at that 260 house last weekend as well and the 267 one which I like...the one I like has hardwood on all of main, the stairs and master and upstairs foyer which appeals to me...but it only has 3 bedrooms...trying to decide my offer now that the 260 went on the market and puts pressure on the 267 one...

West Roswell is nice area. There is Harry's Market nearby. It is also closer to MARTA train than Alpharatta.
