I think that's exactly the kind of thing that the leaders of most cities don't want their downtown to look like.

Now, many stores, like Target or Publix, have special store designs for use in urban environments (like downtown), but I'm sure it would take significant lobbying by local officials to convince one of these corporations to locate downtown.

Do you really want one road in downtown to look like washington rd? Its urban sprawl over there.

talk about downtown traffic, man that would be crazy. imagine the traffic (foot, car) that would come to DT augusta if this happened. I honestly think that 520 should have run through DT tho. An interstate is needed down there running right through it badly.

If they do any more interstate building, I'd say they ought to make a 520 spur through downtown, but that is going to royally mess up things. And my stupid self thought downtown was Exit 16 lol. I guess the fact I haven't been to downtown period for the past forever is starting to play in. I thought the street name on that sign was downtown.
Do you actually like washington rd? Epic mess, I don't want to see any more roads look like that here.

Riverwatch Parkway is basically a spur off of I-20 into downtown. It's pretty much controlled access between I-20 and downtown, and it's only got those 3 red lights right there at I-20. The I-20/Riverwatch interchange could just be reworked to allow for better flow of traffic towards downtown.

I'm not from Augusta, but is there anything in the works for the Regency Mall site?

A couple of plans but nothing concrete yet. I personally think something will happen in the next 2 years.

What sort of plans? I haven't heard anything.

Also, 2 years? What makes the next 2 years any different from the past 10+ years? Just curious.

I hate to sound pessimistic, but the only way I see anything happening with that land anytime soon is if the actual mall is torn down and the land is sold.

Splost passed with 67% of the vote in 2009. $3.5 million for a lake at Regency Mall, part of a plan to spur revitalization in the area.
