I don't know if anyone else is a resident here, but I just wanted to put a note out there that I have never wanted to break a lease so badly in my life. People here walk like dinosaurs and slam doors all hours of the day. We've had new neighbors on either side of us and ALL of them are SO LOUD. I am only 23 so it's not like I am some old fart telling the kids to keep off my lawn, I mean it's like the tenants here are downright rude, disrespectful and were raised in a barn (note: both of my parents were born on farms and I was taught not to slam doors). I seriously cannot tell you how unhappy I am, I have had to call out of work because of the amount of sleep I have missed on nights. I have printed out contract pages highlighting the noise policy, I have gone to the office at LEAST three times and have confronted the neighbors directly and NOTHING has changed. I pay about $760 a month, this place isn't even worth half that.

Just a forewarning to those that are looking to move to Austin, this place is newly build and it shows great but the craftsman shi(t)p is horrid, this place is built with hopes and dreams rather than cinderblocks and masonry skills.

I used to live there, when they were brand new. I thought it was just the people that were above me. They were sooooo loud. It was like they were bowling every night and I do not mean wii bowling. I was lucky enough to have a corner apartment with only one neighbor next to me, but that apartment stayed vacant throughout my lease.

As a side note, my 7 year old son, would move back in these apartments in a heart beat. He misses the pool and I get told that every time we go to the pool at our current apartments.

My wife and I went to look at that place, loved the layout, and within 5-10 min ow walking and browsing the model apt we hear loud bangs from apartment above. Was a turn off since a family lived above, then thought it was nothing until we saw and heard the doors slamming, conversations through just the general breezeways. We were in the process of moving from riverside (the student based apts) and those were okay and used to noise levels, but when you are living normal (waking up on time for work, etc) you need general noise levels low lol - i felt that villas was still like student living on riverside.

Also, a recent friend move in too on a sublease, guy loved it first week, now hates it, would never resign there. He mentioned new one coming up behind, the oaks or something. We ended up moving into bella springs, much nicer (i know reviews were bad but we have had no complaints, a great experience with workers in office and maintenance). They just named too due to ownership, new name is marquis or something.

I know this is an older forum but i live here and also have never wanted to break a lease until now. i even tried and was quoted about $5000.00 to do so. I too hear soo much noise, and always thought it to be noisy neighbors until i recently started hearing my neighbor snoring through the wall where my bed is. I think there is just no insulation whatsoever and the walls were made poorly. We had urine soiled carpet upon moving in, a broken ac for 3 months, our carport leased out from under us, maintenance steal $250 worth of power tools, and constant noise from neighbors. I too was getting im trouble at work because i couldnt get a decent nights sleep, and had to actually move my bed into the living room in fear of getting eventually fired. Not a good choice of living quarters...
