So just curious as what is zoned around me, so I went to the zoning site (Zoning | Planning | AustinTexas.gov - The Official Website of the City of Austin) and looked around my area.

Escarpment Village (which is the closest non-residential to my house) has a section zoned CS-1, but there is no 'bar' there, only 'bar and restaurant' combos. EV is broken into about 4 different zones - mostly community and neighborhood commercial.

On the other end of Escarpment, there is another CS-1 zone with Detour Bar an Grill. Not walking distance to my house, but very close to many other homes.

Anyway, people buy houses to get in the schools that want. Maybe drinkers should buy houses based on proximity to bars .

I think the traffic and access has more to do with it than sheer physical proximity. It would be a LOOOOOOONG walk from Detour (which is as much a restaurant as it is a "bar") to the nearest house. And no one is going to leave there, and drive directly up a residential street. I think those are the zoning issues considered.

And I *think* in addition to the zoning for "pure bars" that is CS-1 with a conditional use permit for a "cocktail lounge," you face greater scrutiny from TABC if your gross receipts are all alcohol. Pubs and restaurants where alcohol is below 40% of gross receipts have fewer regulations to meet.

Easier and less risky to have a 'bistro' or 'pub' that serves mostly food with alcohol available, then it is to run a bar.

I'm talking about fully licensed adult bars. In neighborhoods. Not downtown.

Banger's doesn't count, since it's Rainey, which is now CBD (not a neighborhood anymore). ABGB is close, but it's not really neighborhood accessible, due to its location and the railroad tracks.
