Anybody seen the new renovations out at the clubhouse at the Hills? Badly needed and really cool. How about BCCC? Heard they starting to fix that dysfunctional member facility. I went to Lost Creek recently and it has made a lot of improvements since I went 2 years ago.

This was a great thread. Any updates? I heard Spanish Oaks was solvent now. The Hills has a new clubhouse. BCCC has a new club director and ACC is closing for a year.

Don't know about the golf club but we looked at some open houses there on Sunday. Some really gorgeous homes, on 1-2 acre lots. We loved the mix of manicured landscaping and wild greenbelt - beautiful views. A real estate agent there said there are 22 homes currently for sale in Spanish Oaks - and it doesn't have that many homes. We're guessing they are severely overpriced (one home we saw was very nice but frankly we've seen nicer homes in Davenport Ranch for $800K and they wanted $950K for the one in Spanish Oaks). But we were wondering if there are still issues in the community that haven't been resolved. You'd think more people would move there - if only because it is so close to Hill Country Galleria - I would!

All you need is 22 folks who DON'T commute to Austin.

Goodness gracious... I've said this before, and I will say it again. Not EVERYONE wants to live in central Austin. Spanish Oaks offers many things that you simply cannot get in central Austin, and many people who are looking to buy in SO would never consider living centrally.

For a million bucks in central Austin you can get a nice little mid-50s home with 2500 sq ft and an itsy-bitsy yard. You haven't priced homes in Tarrytown recently!

... a million bucks was for the CHEAP ones! There were $2 million homes too... the majority. In Spanish Oaks' defense, the countryside is gorgeous there - very "north of Santa Fe" looking. Most of the homes were the (alleged) Tuscan style - though I've never seen any "Tuscan-style" homes in Tuscany. But there were also some very modernistic homes with interesting architecture - something that's uncommon in Austin. The homes are sort of hidden in the trees, with a lot of privacy.

That there were so many homes for sale though makes me suspicious that Spanish Oaks' past financial problems may be ongoing and resulting in poor services for residents.

I don't know if that is the reality of just the perception but either way it does seem something is still amiss in SO. I would also guess that the fees to live there would be pretty ornery...but again just my perception based on nothing more that a wild guess.

All of this leads me to believe that Spanish Oaks needs to do a little public relations and marketing.
