Have you considered splits?

There are a decent amount in Boston with these old buildings not having an open floor plan. Essentially the separate living room which has a door becomes a bedroom. You could have your daughter sleep in the bedroom and then convert the living room into a bedroom/ tv area.

I've seen posts on the renting forum stating that many landlords expect one to make three times the rent, whether on a weekly or monthly basis. Seems reasonable.

Not sure how other posters feel about that rule. Of course, a landlord may not know about high costs for storage lockers, gambling and other habits, childcare and elderly care for a potential renter and approve them without knowing the applicant's true financial burden. One can have no credit card or car payment debts but be afflicted with other financial burdens, making them even riskier as a tenant -- but these monthly commitments wouldn't all show simpky by pulling a credit report.
