Not, In Phoenix theirs Billions Billions, Billions, Billions and more Billions.... of Private investment, They can't build new high rises, skyscrapers, new shopping districts/malls, Manufacturing facilties & plants, IT Tech Hubs, biomedical campuses, new homes & apartments, schools, hospitals and everything in between fast enough to keep up with the demand
I don't get your fascination with Phoenix. Reading back through multiple threads everything is Phoenix or fake news. Buffalo isn't Phoenix. Comparing the 5th largest metro with Buffalo isn't doing anyone a service. We understand Phoenix is a large growing metro. That's great. Good for Phoenix.
Phoenix is also one of the least sustainable cities in the world. The weather is brutal. The schools are poor. The city does have a lot of positive things going for it. We get that, but how is that related to Buffalo?

Just telling chkthankgod that their lots of private investment outside of Buffalo and speaking of weather, are you forgetting about Buffalo's long harsh cold icey & snowy winters < talk about brutal , Also Buffalo only had 5 to 6 weeks of were it was warm enough to go swimming this year and rained more then half of those days, only 10 months to go in Buffalo till it's warm enough to go swimming & wear shorts again
Most of the projects are market rate apartments. Building new apartments near the new medical campus doesn't create jobs or equity for the renters. It is an investment vehicle. Gentrification of the fruit belt was inevitable.
It still puts these buildings on the rolls, new or refurbished.
Gentrification is a reality for any city center of substantial size and to some degree.
I would also say that the street view thread showing differences over the recent years as well.
Harry Stinson to buy old Wonder Bread plant in Buffalo
Harry Stinson, the Canadian investor who is renovating the former Adam’s Mark Hotel into the Buffalo Grande Hotel, has another city landmark under contract.
Stinson confirmed he hopes to close later next month on the former Wonder Bread factory at 356 Fourgeon Street and revive the 180,000-square-foot building into a mixed-use project anchored by a still-to-be determined apartments.
“This building has a certain magic to it,” Stinson said of the manufacturing site that dates to 1923. “It’s just a cool building.”
Vacant and heavily vandalized, Stinson compares the Wonder Bread factory to one of his Toronto projects, where he renovated an early 1900s, empty building into the Candy Factory Lofts on W. Queen Street.
“In Toronto, I brought a candy factory back to life and now I want to do the same thing to a building where Twinkies were made,” Stinson said.
Since the early 1920s, Hostess and other companies before that made bread and treats at the six-story plant that still dominates the East Side landscape.
The actual development cost and number of apartments are still being worked by Stinson. The developer said he wants to finish his renovations to the Buffalo Grande Hotel before turning his attention to the Wonder Bread factory. The sale price will be in the $850,000 range, Stinson said.
