How about dividing it up into small offices/rooms (100 to 200 sq ft) and renting them out as:

1. Places to give musical instrument lessons. Teacher and student meet there, instead of at one of their houses. You get the base rent plus maybe a cut of the lesson fee, or

2. Beauty related service providers (hair stylists, manicurists, masseuses, etc.). These would be rented out weekly or monthly.

3. A business center, where you provide receptionists and support staff and professionals rent the offices.

Or turn it into a shooting range.

Or maybe a food court, in which the vendors would be independent small businesses, like the people who operate food trucks.

Look at Music & More in Auburn California.

They put on performances and such, teach drama and acting to children. And musical performances, whatever that is. Not sure.

They rent an old movie theater and it is perfect for them. Very nice people if you ever want to call them for advice, The owners husband

They turned the one here into a "Little Theater", which has plays (yuck)! It seems to do OK, but the wealthier people in town are the ones that support it, and here, wealthy isn't all that wealthy. I suspect the taxpayers also took a hit for it.

Any historical value that might gain funding from some entity?
