Chinese buyers have led foreign investments in U.S. homes for the past seven years. In 2019-2020, they bought U.S. home properties worth $11.5 billion, or little more than a sixth of the total, according to a report from the National Association of Realtors (NAR). California is #1 in sales to the Chinese. That's your competition if you're looking to buy a home there.

Americans can't buy property in China.

OK, I know this is just a racist rant, but... Is there a reason why you added the majority-minority caveat so you could exclude Arizona? Arizona is the least appealing of the 4 states bordering Mexico, which just like the U.S., has a problem with violence. Heck, just today there was a mass shooting in San Jose. The one in California.

I don't know why people freak out about Chinese investors. It's not like they are any worse than the investors we have right here in America. Everyone likes to pretend they are some honest Joe, Minnesota Nice-type landlord. But most of it is BS. Most landlords, including mom and pop operations are shady as hell. Because that's business.

But yeah, California real estate has been a great long term investment for the last 100 years. You can't look at it like you are day trading stocks. I've never met a single person who owned in CA for 20 years or more, that was worse off for it financially.

Oh buddy there is no shortage of **** flinging that can be done at the other conservative states. Frankly, Texas is fairing infinitely better (due to large economic liberal cities) than all of its sistering welfare conservative states with sky high crime, dismal economies, **** weather, laughable politics, and... wait is there eve a saving grace for most of the south? Nope

Also properties owned by huge corporations are infinitely worse than a a small-time landlord. Ask anyone who's rented from a corp about the horrors of it. You can't get in contact with anyone, nothing works, load of issues and more.

I have had mixed experiences, but generally corporate landlords tend to be good in my experience. At least at the middle-income market. Everything is spelled out, to the letter, in the contract and maintenance is good.

It's the mom and pop, via property management companies which tend to epically suck. Because the landlords are more apt to be absentee. And the property management is only getting a small cut of the rent, so they do the absolute bare minimum required. Every place that has had issues with heat/ac, crap neighbors, and all the other issues have been exclusively property management situations.
