I was just looking up San Luis Obispo area and I was wondering what is a similar area for middle class families? Similar as in (being near the water) and having such nice geological and climate features. And almost non existent crime. Over here in VA we're making around 35k a year so I'm no sure what that converts to in CA terms. So is there a poor man's equivalent?

It converts to poverty, Here you can figure a house payment of around $2,000 a month for starters, that leaves you $11,000 for everything else, tough sledding.

A question, why only 35K? What do you do? and what does your spouse do? 35K is only $18 bucks an hour, I should imagine any skilled job around here pays more than that.

Probably nothing in this country, unless you go farther up the California coast past the Bay area. But then you will be leaving a Mediterranean climate (which is what the climate is from SLO to the international border and a bit beyond) and entering a colder marine climate with LOTS of rain.
(I like the sound of that ) Housing prices are PROBABLY a bit lower in Mendocino, Humboldt and Del Norte counties, whatever is not national forest. If you go farther inland from the north coast the prices should be lower still but there are fewer towns and the climate is more of a mountain/continental climate (points north of Redding, though the Sacramento Valley can be chilly in the winter even so).

To the OP:

With 35K a year coming in I would say buying anything is out unless you find something for 105k or under, which means a trailer, prefab or something foreclosed. Also, you would be living in a climate with more tradeoffs----hotter summers, colder winters, even here in California. I'm not saying it is impossible, but dreams have a cost.

You will have to concede something. If you really, REALLY, want to live in SLO you probably can, but buying very likely won't be an option. You probably should rent first anyway to see if the place in actually really fits your ideas of what it is.

There is a trailer park up the road, a doublewide there will set you back $400,000 and it does not have an ocean view.

Yes, but that is ONE trailer park and ONE trailer......

The OP will just have to dig and HARD to make it work.

I guess we're all just trying to make him/her see reality and what he/she will do with it.

Yes, it is one, but, its cost is in line with the rest of the area, it is not a retirement home for rich people, it is just a trailer park. I am not sure what your quibble is.
