My point being... keep it simple....

Get a Real Estate Broker to represent you if you are buying ANY home, period.
You do this by signing a Buyers Agency Agreement with your Broker for a specific period of time and it specifies how much commission (pay for service) he or she is allowed to earn.

The seller pays your buyers Brokers commission 95% of the time.

Why not get the professional advise and representation from a Broker for free????

I would have to say the Seller pays Buyer's agent 99.9% of the time.

I'm all for this except for the signing of a BA - why would anyone do that?

The Buyer Agency agreement allows the Agent to represent the Buyer's best interest in the transaction. Why wouldn't you want that?

I'm sorry, I should have been clearer - I will always use a buyer's agent since dual agency freaks me out... But, I personally won't sign a Buyer's Agreement until I'm 100% sure that the agent is a person I'm comfortable representing me. I have no interest in an "exclusive" right upfront as I've been burned in the past. One of my biggest things is that agents tend to come on very strong, put on a front, and fizzle when you won't bite quickly. It's a risk that I've seen happen several times.

Then again, I'm a bit different in that when I'm in full buy mode I send the agent the MLS listings I want to see and try to be reasonable about my schedule demands... I dedicate a whole bunch of time and research myself to the process.

If I decide to make an offer on one of those listings they arranged the showing for me to see, they will be compensated - which is rightly so since I would be coordinating everything through them. I find that arrangement much more to my liking and it keeps the agent "hungry" (for lack of a better word).

If you did not want to sign a BA, you would be treated as a customer, not a client.

As a customer, I could share comps with you (public record) but not tell you how much to offer. The seller is paying the commission and I ultimately work for the seller in this theoretical case.

Negotiation should be your Brokers best attribute and one of the top reasons to use one.
