I am also from LI and also happen to live in Taylor Glenn - Great community. Other choices you have that are close are Brook Valley and Shilo trace. Both are built out as is Taylor Glenn but they are still building some new homes in Brandon Oaks.Sheridan is also right next to Taylor Glenn and are building new homes but they have had a number of different develpers in there. Let me know if you want more info.

Thanks Car421! We have a 5 year old daughter, so if you know anything about the schools that would be great! I think our friend's children go to Sun Valley and they love it, but I don't know anything about any of the other schools in the area. Do you have an idea of what can we expect as far as utility bills and such? Also...do any of the HOA's for these subdivisions have their rules posted anywhere online? I'm particularly interested in the kind of fences you can have. We have two dogs and I'll definitely need some privacy type fencing to keep them contained :-) Any rules about backyard sheds or gazebo's (the metal kind that you can take down I mean).

Honestly, I would rather move into a house that's already built...I don't really want to deal with major landscaping, etc. Inside stuff is no biggie...my husband and I are very do-it-yourself and have done lots of work to our home on Long Island, so a fixer-upper is a definite possibility as long as the price leaves room for improvements.

Regarding schools, if you decide to live in Brook run or any development on the ROGERS ROAD side of Wesley Chapel stout, your children will goto Shiloh elementary which is a "year round" school. If you live on the other side of Wesley Chapel Stout, (ie Shiloh Trace/Taylor Glenn/part of Brandon oaks), your child will goto Sun Valley ES which is directly BEHIND shiloh ES.

If you need any other specific info please advise

Depends on the neighbohood as to what type of fence you can have. Here in Taylor Glenn it has to be Vinyl or aluminum - No wood or chainlink allowed. Sheds are allowed but not the metal type or rubbermaid style. It has to be sided to match the house. Most community websites are for the community and have log-in and passwords. But the rules have to be presented to you prior to purchasing and your realtor can help you with that. If you need a realtor send me a DM and i can give you contact info for a great one.

My son goes to Sun Valley and we are very happy with the school.

As for utilitiy bills we have a balanced billing on our electric and pay $128/Month for an 11 month cycle (so much cheaper than LIPA). Gas varies with the seasons and how the weather is. The biggest difference will be in your water bill. Water here is much more expensive than LI. During the off season of not watering the lawn the average bill is ~$32/month. But during the summer you need to watch how much you water as the bill can easily reach ~$200. My car insurance went down by 1/2 compaired to NY.

I know RP well... we looked at quite a few houses up in that whole area (Miller Place, Centereach, Sound Beach, etc, etc, etc) before finally deciding to make the move down.
