You need to be putting Zoysia sod down.

I have lived here my whole life and have taken on multiple properties with all grass types (fescue and bermuda).

I had 3 pallets of Zoysia sod laid down last year and it is really amazing stuff...the sod farmers cannot sell it fast enough. This is the grass that is putting TruGreen out of business lol

I cannot say enough good things about it. From easier maintenance, to less water, to enjoyability (feels like plush carpet on your feet literally).

I agree with Sloante - I would choose zoysia over bermuda for low traffic lawns.
I only went with bermuda because I have a dog, 3 kids, and a play structure in my backyard. Bermuda repairs itself much quicker, but also spreads into your beds much quicker.
You will need edging if you want to keep it out of your flowerbeds.
I have a raised bed garden, and occasionally the bermuda climbs up in there.

I recommend warm season grasses for this area. All of them are better than fescue/rebel. I prefer St. Augustine myself.

Tell us more. Will it grow thick in Charlotte? Which variety? Sun? shade? Anything else?

I personally use a strain from SC which unfortunately can't be purchased. However Palmetto & Raleigh does well in this area for full sun areas and the "blue" varieties do well in part shade. Unlike the claims of some manufacturers no grass will survive in complete shade.

It does well in this climate, the leaves are broad which is my biggest complaint against bermuda, it's low growing, and doesn't require much water at all. It self repairs so you don't need to reseed every year. If we are not in a drought condition, you probably won't need to water at all. Several times, last summer, several people (strangers) stopped by to ask how I get the yard to look so nice. They are shocked when they discover that I do relatively little to it.

St. Augustine is aggressive so you will need to take steps to keep it out of planting areas.

I attached 3 pics of my Zoysia in the front yard from last year. I also attached 2 from the Bermuda I have in the back yard. If I had to do it all over again I would have grown Zoysia in the back yard. These pics were taken in July w/90+ temps daily, and I manually water.

Also, the Zoysia dormants MUCH less that the Bermuda also. My Zoysia is already green and filling out right now, where as the Bermuda in the back is just start starting to get going.

I purchased my Zoysia from SuperSod, it's Zenith Zoysia. My buddy is a sod farmer and he grows Compadre Zoysia.

Very nice, Sloante. My Tifway Bermuda is fully green now, with the exception of a small area in the shade. I cut it twice this year already.

Nice man! Tifway is good stuff. Yeah I use a reel mower on the zoysia. Been hitting it every 3-4 days atm. Good exercise plus it gives it that golf course look

My house is on the market atm. Wife and I have a property picked out in Gastonia (Cramerton area) that has 2 acres, irrigated! Will be yard heaven for me if we can get under contract here and buy that one...lol

Yeah I did not edge it last year since it was newly sodded. Edged it last weekend. Thats the only negative I have with Zoysia. It's sorta a pain to edge due to the way it grows.
