Update......

I signed to put the house on the market last Tuesdy & Saturday the realtor put it into best & final. Yesterday (Sunday) it ended with me getting $500 over the asking price.

This is not for everybody. I'm getting "enough" to move on quickly. It's an older house (circa 1950) & I paid off the mortgage long ago.

The flooring isn't really optional. The stuff that's down now is walnut colored wood parquet and wasn't in good shape when we moved in. 3 years of Golden Retrievers have put it over the edge, unfortunately.

Also, we are competing to some extent with newer construction just a few miles in each direction. Beautiful homes that are about 3-5 yrs old.

Now, this house is in a more established neighborhood with mature landscaping, and we have a gorgeous backyard with a pool and fenced in garden with greenspace behind.

But other than that, I think it might be a tough one to sell. I guess we just have to let it all play out and see what happens!

Thanks, My house is under contract.

I'm just wondering, if you don't replace the flooring, take that cost off your asking price, & sell it "as is", would that help sell it quicker? Of course you'll have idiots put in ridiculously low bids, but they'd do it anyway. You'll just get more of them.

It's 10:17 pm I don't have a big fancy house either...and though I like to sell the big fancy ones I sell plenty of ones like mine as well
