I would also add that the Hickory area is not "semi-depressed". Its actually a very self-supporting city. As Charlotte is to the Piedmont, Hickory is to the Catawba Valley.

The population of Hickory continues to increase steadily and is around 40,000, but look at Huntersville,a city in 1990 that had a population of only 3,000 - and now in 2007 its passed 40,000. Much of that increase coming in the last 5-10 years. So Huntersville does look alot "newer" that many other NC cities and the population of Huntersville generally is not native to the area.

Back to the original topic, as many people who leave the Lake Norman area, probably will see just as many take their place for now.

Those who are deciding on moving to LN who dont HAVE to because of jobs or other situations may look elsewhere, and Lake Hickory may certainly be one of them. Lake Norman reminds me (especially in the summer) of a tourist area. Lots of out of state tags, lots of boats, people in swim suits are headed to the same general area, crowded and busy. So certain people may be turned off by this.

You must not have noticed the increase of illegals in Charlotte. I will look for the pictures I have of the people standing on highway 70. Literally 2 mile of signs and crosses on Sunday's. A friend even took video tape of the one I will see if I can put it on Utube. I think it a good part of the areas culture that should not be lost. Who are the big furniture producers in Hickory now last I checked many were gone or in bad shape due to imports? What industry other then retail has moved into the area with wages higher then Minimum wage? By the way how is Sealy doing since the KKR buyout?

When I first started to look at NC Hickory was one of the first places I looked. I took a relocation quiz (google hot/top spot quiz) and hickory was my first recomendation. As I continued to look further into NC I saw there were still plenty of opportunities(affordable housing) in Union County and I thought that I might as well be as close to Charlotte as possible. But I must admitt I havn't written off hickory. I currently live in Lewiston Maine. An old mill town thats been hit hard the last 25 yrs with loss of jobs ect. and though the city has worked tirelessly to improve its image and bring some growth, I am just so sick of hearing about "revitalization" and front page stories of how there are 40 new low wage service jobs coming to town. I am not disgruntled, just tired of waiting for the big change. Hickory, though it may have had a similiar demise, I wonder if its location (South, and proximity to a major city) has a stronger and brighter future. Has hickory seen the growth in population like the charlotte area? Does it have a poor reputation among charlottonians as a place not to live ect.?

Dude, you need to get out more. This happens on the square in uptown a couple of times a month. Not to mention that they do this on Sharon Amity stretching for over 7 miles to the SouthPark area.

Because Lake Hickory and the Catawba River properties are still relatively untouched by development, kinda like Lake Norman used to be, and there is still property to be had without winning the lottery to buy it.

Duke,
So sorry, but I don't have to pump the Hickory area, it's a great place to live for those of us that don't enjoy over grown population, sitting in traffic for thirty minutes, and gang's on the new's everyday painting our homes. Charlotte is a nice place to visit, but I prefer to live in a medium sized city with rural area's, where I can go out and enjoy quite time outdoor's, and where many people still know each other's name. If I wanted Hickory to grow so much, I would sell my lake property to a developer.
