First of all, the bigger the downpayment, the lower your monthly note will be.
Secondly, if you can put at least 20% down you won't have to pay the extra PMI (private mortgage insurance) which will save you money on your monthly note

There are alot of houses in 200K range up north of Charlotte like Highland Creek, Hampton Place, Arbor Hills. Are these good place to own a house in that range?

Highland Creek is pretty desirable with many homes to chose from. I would personally pass on the others - though there is nothing terrible about them they are just not as desirable as others.

They are certainly worth checking out. There is also Davis Lake. I believe one of the homes in there was featured on one of HGTV's shows this past year. Raeburn, Sweetwater, Mallard Creek and Norcroff are others worth looking at too.
