I think the west part of Pilsen is a bit spicier than the east but I expect the push from UIC and proximity to the Pink Line will change that pretty quickly. Rents are already high-ish west of Ashland, which kind of surprised me because it's somewhat far from the heart of Pilsen and looks far from gentrified, but it probably shows landlords have a strong tenant selection even in that portion of the neighborhood.

Another good sign is realtors and landlords trying to advertise properties in South Lawndale (Little Village) as "close to Pilsen" or even incorrectly as in Pilsen. It's got some branding zing now.

That is a definite sign that Pilsen has made it.
