That is Penn Park... and it is just that... a park. While the fields may never be built on, there will eventually be a wall of highrises lining Walnut Street.
This is the site of Penn's new 8 story dorm. The project is set to break ground by the end of this year and will be called the College House at Hill Square. The only portion of the field that the project won't cover is the section that faces 33rd street, but that will probably be developed on at a later date. That is the old University City high school which is actually being sold for development as we speak. Currently there are 9 interested parties on the property. Bidding will start soon.
This is green space for the massive dorms/apartment complexes that surround it. It acts as a central quad and will likely not ever be built on.
I stand corrected on those fields. I guess they will be developed. That is necessary for it to be compared to it's urban counterparts. Is this University City high school?

Like I said, the core of UPenn's historic Ivy League campus will never be redeveloped. However, the area along 38th street will probably be bulldozed, upzoned and redeveloped at some point. It is a major avenue that sees a ton of traffic and could use denser development.

Also... this shows the development potential of University City. Redevelopment of the area around 30th Street Station. Building above the Powelton Rail Yards, and redevelopment of the University City High school campus
UPenn's Campus? No. I would say the Medical Center already is though.
Market, Chestnut, Walnut and Spruce? Yes definitely. I would argue Spruce already is between 33rd and 38th:
Walnut already is between 34th and 38th
Maybe 36th Street as well
...and Chestnut is beefing up quick between 32nd and 38th

I agree, however, that is such a small area. You can't go for blocks and blocks with that level of intense development like the GWU campus. UPenn acts as a barrier to development.
