There's a reason for this, for starters Downtown Raleigh didn't really start growing until fairly recently

then just in comparison to Charlotte as an example, instead of locating everything downtown(or uptown) Things are going to RTP(which is about to urbanize and build a downtown...which means again things won't all be in downtown Raleigh).

Downtown Durham and chapel Hill, which continues to grow and more and more companies are locating there vs Raleigh.

Then Cary, Cary is of course a suburb of Raleigh but also NC's 7th largest city and also a large employment center with many people not even leaving Cary to go to work between SAS, Regency Parkway and Weston Parkway, Epic Games, etc.

North Hills skyline continues to grow and is becoming a actual midtown vs a glorified shopping center lol. With 2 more towers to start soon and more high rises on the other portion to also start this year, then midtown East to also start.

Basically there's a lot of things to where everything won't be located in Downtown Raleigh, where as other cities don't have this issue.

That said Downtown Raleigh is growing rapidly despite the flack it gets, literally construction all over.
