Understood/Agreed. Based on numbers and my experience that's fairly common in the built environment among new south cities though too.

Developers have been doing a better job at creating infill lately, especially in some of the northern areas of town that still have open space. It's exciting to see.

The UA population for Birmingham does indicate the "feel" to me better than MSA when making comparisons to other southern peer cities. Birmingham, Memphis, and New Orleans are essentially peers based on MSA population, but Birmingham feels substantially smaller than New Orleans to me and significantly smaller than Memphis.

Why would Lee's Summit not be part of Kansas City? That would add nearly 100,000 to KC's urbanized area. It's a suburb that borders the city.

How has the El Paso UA lost .61% of its population since 2010 while the city has grown by 5.0%? Has the city annexed a few stagnant neighborhoods recently, which were already part of the UA but added to the city's population?
