Stop using the excuse that dallas has a larget trade area.

The reason Dallas has more upscale shopping is because Dallas has always been a fashion oriented city.

From being home to Neiman Marcus to the famous Kim Dawson Modeling Agencty to the Dallas Market center to Northpark Center.

They have all attracted many high end designers.

That is why Dallas does so much better than Houston in the fashion section.

Of course that is the only reason why is able to support the stores.

Just like Fifth Avenue in New York is supported mainly throught international people.

The point is There not in that market right now so the shoulda coulda wouldas need to be left out... Just like you said before you cant claim things that havent been built or thats not opened.... All kinda deisgners attend fashion events across america There in Miami Atlanta LA Chicago. Because they there doing parties dont mean that There going to open a boutique... and if Carolina Herrera wanted to be in the Houston market she would have put it there instead of the CH herrera store...

How is the larger trade area an excuse? It's the reason why there are so many more malls in Dallas than the Houston area. Dallas pulls from a larger regional population than Houston does.

Go look up what a trade area is, because it is definitely more than just a metropolitan area. I'll just say this, Houston's trade area is sandwiched in by Dallas, Austin, San Antonio, and the Gulf, while Dallas extends well out onto the plain states, Arkansas, and west Texas.

By the way, DFW is ahead of Metro Houston by about 580K, not one million.
