And all of this is happening when the economy is in the gutter and it's very difficult to get financing....go figure. When/if the economy recovers and financing is easier to obtain, I think even more residential and retail development will pop up in the area.

edit: and one thing costello missed,

The latest indicators have shown that the areas population has stabilized. There isn't as much of an exodus from the city and the surrounding region, as there has been.

People are beginning to take notice of Cleveland now ... "former" and new residents are making their way to the city these days. As prior posts of this thread clearly portray, there are BILLIONS OF DOLLARS being invested in the city ... and alot of the development is residential construction.

Most would argue this point, but the Brookings Institute has shown a 32% growth rate for the city centre of Cleveland ... the city now has "the 2nd largest downtown residential population" after Chicago.

I have just recently moved back from booming Columbus, a decision that I have not regretted.
Cleveland is truly a remarkable city.

I'll respond with three statistics:

1) Downtown Cleveland population has one of the highest growth rates in the Cleveland metro, increasing 32.2% in the past decade. New residental continues to be added like crazy.

2) Although it's not a gain, Cleveland METRO has stayed relatively constant over the past decade (+/- 1%). For example Cleveland metro lost 2900 people in 2009, meaning a population change of -0.1% (MSA is 2.2 million)

3) Like many Rust Belt cities, Cleveland city has been losing population since the 1950's. Although it's still a loss, The last decade and a half has showed the slowest rate of decline since the city began shedding people. There is a feeling that Cleveland is finally about to turn the corner. Cleveland needs families and immigrants if it wants to see population gain again.

Does anybody know the status for the proposed "Courthouse Square" skyscraper? It's supposed to be built at the eastern edge of the Veterans Memorial Bridge / Superior ave. It would only further compliment Cleveland's evolving city centre.

The proposed tower is shown at left in the photo below. The structure at right is the existing Carl B. Stokes Federal Courthouse, built in 2002.
