Looking around Cleveland Metro, Bedford/Maple Heights has VERY cheap housing...but still low crime according to the maps.

Yet I am seeing a steady population decline for the area(which explains the low housing cost most likely).

The question is...is there something inherently wrong with these areas that isn't obvious from online data that people are getting out?

My family has lived in Bedford since the 1880s, and we still own the family home. Many of the oldest families of Bedford have died off and their children have left, yet there are a surprising number of residents who are second or third generation Bedford residents. Of course, there are a lot of new people, and in parts a transient population. The area has changed drastically, but overall remains safe. The houses are a good value. Bedford, like many eastern suburbs, varies from neighborhood to neighborhood. Today, the population is largely working class, but over the past couple years there has been an increase in the number of college educated residents. Generally, there is a sense of community. The square has many festivals all throughout the summer. Bedford is a wonderful, historic town. It has a large and respected historical society. In the Historic District, there are many large homes. Unfortunately, many of the largest homes were razed during the 70s. The downtown is doing better with an increased occupancy.

There is great metropark access:

Maple Heights has very high crime rates. Either last year or the year before, it was third to Cleveland and East Cleveland in homicides within the region. The city is basically a goner.

Bedford/Bedford Hts are healthier
