We are investing in the west Cleveland area and considering purchasing a triplex near the hospital. Our agent says the area will gentrify and get better due to the hospital, a park they're building, and some affordable housing coming to the neighborhood, not to mention nearby Ohio City and Tremont, which have already gentrified. Any thoughts on this?

yeah idk maybe. i'd rather have owners occupying the neighborhood though.

It may gentrify, over the next 20 years. Gentrification is a slow process in Cleveland, when it occurs. Plenty of neighborhoods have gentrified, such as Tremont, Ohio City, Hinge Town area, W. 65th. But it did not happen over the course of 5 years, more like 20 years.

More than any other neighborhood in Cleveland (at least to me) Clark-Fulton is the one they've predicted for over 30 years is ripe for gentrification. Metro Hospital has been behind some recent housing starts but that won't be enough, I don't think.
That neighborhood seems to resist it forever.
I think your agent is not aware of the decades-long history of that rough-tough place. Some buildings getting fixed up and that Metro housing is not enough. Been watching it since the 80's.
I wouldn't hold your breath for it.

Translation = I want to buy a cheap house in the hood with the hope that wealthy whites will be dumb enough to overpay for the chance to live in the hood, on a block with "grit" and "character." Do you think that this neighborhood has shi! that will attract said buyers?

I'm a C-F resident. Is it a neighborhood worth investing in? I absolutely think so. I'm wary of what you mean by "gentrification." Will it become a place where only well-to-do whites live? Hopefully not. Economic and racial diversity is one of the neighborhood's strengths.

Maybe "revitalization" is a better word than "gentrification." Cleaning up the dangerous parts, getting rid of the burnt out houses and squatters, adding a full grocery store or two, things like that. There are some new builds in between the older homes... it's an interesting neighborhood, for sure. I'm curious to see what happens over the next ten years or so.
