Thanks Stoney I knew you would come through for us with good information. You are so organized and think things out so well that sometimes I think there may have been a "pocket protector" somewhere in your past. Then I think back on your duels with our friend Leroy and I am brought to reality that you are a pretty cool dude. Look forward to "cracking a few beers" with you in the years to come.

Stoney's the "MAN". He's got all the bases covered as expected. True "Jersey Guy" all the way!!! Ha!!

Stoney, 4 bedroom all furnished and only 1500.00 a month? Oy vey! as they say downtown NYC, "What a deal"!

My homeboys who already moved down there did the same thing as they were building their homes, they rented condos and were able to monitor the progress of the building as well as be there to ensure the builders were following the plans. My buddy who just closed had a few issues with his builder (who is one of the top builders in St James" and he is very glad he was there to address a few issues. Without getting into too much detail I don't know how people could stay up North while their homes were being built and not be close to monitor. I know my faults and I'm too anal and would be stressing out.

Glad Stoney sold his house a few months back as Real Estate prices dropping again in the beautiful Garden State of New Jersey. At least according to Zillow. My house in Tinton Falls dropped 24k in 3 weeks. Have no idea why.

Question to the gang??

How valid is Zillow? From a buyers and sellers perspective. Just looking for others opinion.

From the Zillow website in explaining the accuracy of its "Zestimates":
"Our data sources may be incomplete or incorrect; also, we have not physically inspected a specific home. Remember, the Zestimate is a starting point and does not consider all the market intricacies that can determine the actual price a house will sell for, such as entertaining offers, negotiating, closing costs, timing, etc."
What is a Zestimate? - Zillow Advice

Zillow pulls from public sources. Most public sources are not updated frequently. The delay can be weeks and months. Local Realtor associations keep alot of info private/proprietary. If they didn't then there would be no need for real estate brokers to join the association.

Alrighty then.... as if anyone actually needed another reason to make tracks from the Garden State...... just got finished reading the excellent book, " THE SOPRANO STATE, New Jersey's Culture of Corruption "..... an absolute MUST read !

After you read it and are sitting alone, in your kitchen, in the dark.... wondering if there is indeed ANY glimmer at all of hope in sight for New Jersey..... just take comfort in the fact that Washington, DC is 1000 times as bad, which affects EVERYONE, EVERYWHERE !

Thanks Bill. I was just wondering what peoples actual experiences were if they sold their houses recently and how the sales price compared to what Zillow had it evaluated or assessed at.

Appreciate the response though. I guess I am over anxious to get out of the so-called Garden State and down to ol carolina!!

Caco54.... no pocket protectors in my past, there were a few kids that had them, but not I...... the "thing" that we all "had" to have at our school was a Schaeffer Gold fountain pen which inevitably leaked, and everything, including homework had to be in fountain pen. They would leak all over everything, the school uniform, books, papers.... everything...... which resulted in another beating and mistreatment from the "Sisters" and then another one when I got home..... couldn't win for losing !

Summer Golf Card
We are pleased to offer our Golf Members a “Summer Golf Card” designed to lower your per-round cost of entertaining guests on The Clubs Premier Courses during the summer season. The “Summer Golf Card” terms and conditions include:

**Available for sale to Golf Members only. May be purchased through The Founders Club, The Members Club or The Players Club Golf Shops.
**Cost of a 6-game card is $180. Price includes greens and cart fee.
**Applies to tee-times after 12:00 noon only, at any of The Clubs Premier Golf Courses (The Founders Club, The Members Club or The Players Club).
**Membership Card must be presented at time of purchase and redemption. The $180 fee will be charged to your Membership account.
**Guest must be accompanied by the Golf Member and show valid identification.
**Guest may not be a Home Club Golf Member, Tennis Member, Social Member, House Member or St. James Property Owner.
**Valid from May 1, 2011 through September 30, 2011, has no residual value and is not transferable.

2011 Father-Son Tournament
Friday, June 17th - Sunday, June 19th ~ Founders and Players Clubs
This annual 2-day tournament is open to all male St James Property Owners who are Fathers, Grandfathers, Sons, Sons-In-Law, Stepsons or Grandsons (any kind of sons.) The field will be split into 3 to 5 flights depending on participants (60 team max.) The entry fee ($275) will be charged to your account. In addition, non-Signature/Premium Golf Members will be responsible for appropriate golf fees ($30 special rate). A USGA handicap is required to play in this tournament. Sign-ups have begun -- visit The Players Club today! The deadline will be Friday, April 29th. SJMGA Members will be given priority. There will be a lottery drawing, if necessary, to choose the teams and alternates on April 30th.

Embers Street Dance
Friday, July 1st ~ 6 pm ~ Founders Club Back Parking Lot
It's that time of year again - get ready for a summer party for the record books! Chris Bellamy will be opening the night at 6pm, followed by The Embers at 7pm. Environmental Signage
After a recommendation from the golf committee, we now have several “Environmentally Sensitive Area” signs placed in the wetlands.Wetlands are considered the most biologically diverse of all ecosystems. Those within St James Plantation are habitat for everything from carnivorous plants – Venus Flytraps and Pitcher Plants – to reptiles, including numerous species of snakes.Yes, some of which are poisonous! As a member of Audubon International and stewards of the environment, we feel it is important to respect native areas. Please refrain from playing your ball once it is past the signs…and a secondary benefit may be an increase in the pace of play.

I read somewhere... and for the life of me I cannot remember exactly where.... that people that are retiring to or contemplating a retirement move from the northeast to the coastal North carolina area..... are some of the smartest and nicest people to be found anywhere on the planet.
