Pros: inexpensive real estate is available. Cons: places near water will flood, and there's a limited job market unless you travel to Greenville.

I'd suggest looking at a couple of new houses on Ashberne St in the $141K range.

There has already been some good coverage of Washington in the following threads:

Washington is great, but it has little in common with Syracuse. Very nice, but small downtown, excellent riverfront area, and close enough to Greenville for mot consumer medical
And consumer needs. Plus there is always Amazon Prime!

Regardless of where you live in Washington, you will be fairly close to areas of, shall we say, high poverty. Very much like we experience in New Bern. It is not a problem, but many people, moving to a small southern town for the first time, may find it a bit unnerving, initially.

Several years ago, I was runner up for a great job in Washington. I believe our housing budget was a little higher than yours, and though it has been awhile, I thought it needed to be.

Good luck,

That's one reason I recommended the new development outside of the downtown on Northgate and Ashberne Drives.

I really think these folks ought to spend a couple of weeks visiting some small Southern towns and see how they feel about whether they would fit in.
