Waterford vs. Compass Pointe (HOA fees, to buy, subdivisions)

Have read many posts from the last several years about Waterford of Carolinas and Compass Pointe and just recently had a drive through both communities. I know there are pros/cons for both (proximity, amenities, property taxes, etc.).

Looking to buy a lot within the next year and build within the next few years. A couple quick questions:

Does WoC require you to build within a certain time period, as I know CP doesn't have a time limit?

Also, heard the County is not responsible for road maintenance in CP and that the HOA has to maintain, was wondering who maintains in WoC? Over time, I would think repaving, potholes or other maintenance could lead to increased HOA fees.

I'd suggest contacting the HOA's management company and get an official answer, rather than an an unofficial answer from someone who may or may not know.

Also, just as an FYI, counties in NC do not maintain any roads. Road maintenance is handled by the state or by cities, or privately. Roads in subdivisions like Waterford are almost always maintained by the city or by the HOA. Again, the management company is the best source of information.
