Annual Dues-(from some MLS Listings)
Carolina Colours $3,180
Taberna $ 235
Fairfield Harbour $ 400+
Greenbriar $ 660
River Bend $ 0 except quarterdecks

I was just reading some older posts, and just saw this on in which the Annual Dues for Carolina Colours is $3,180; Is that even possible?

LLN again. No idea, but there is not much out there, still. I guess the developers could have had worse timing, but I can't figure out how!

Default Carolina Colours HOA Dues

If you own a vacant lot in Carolina Colours, the dues are $300 per year

If you build a house, the dues increase to $900 per year

If you build a carriage home in the Neo-Traditional Section(alley loaded garages and skinny houses) you pay an additional $100/month for a total of $2,100/year

If you buy a Mansion Flat or Townhome unit you pay an additional $190/month which would make a total of $3,180 per year


For what it's worth I lived in Taberna for 3 years a loved it before I moved to Wilmington for work. Great mix of folks in the neighborhood, lots of retirees from NJ, PA, DC and Virginia and a lot of folk military officer families

Wow, $3,180, and that's before taxes!

If I remember corectly, CC is within the city limits, so that can get really expensive to say the least.

We we're going to look at CC next time we went down, but, these figures scare me off a little.

Marc515, I have a vacant lot in CC and the dues are more in line with what jfgruner states above. Not sure where the $3180 figure came from. I ended up buying on the river in Brices Creek. Carolina Colours is just keeping its head above the water right now due to market conditions. They are hoping that the opening of the golf course this November will entice new buyers. I hope so since I still have my lot to sell.

So this is the best scoop I could find on HOA costs in Carolina Colours. I am guessing the $190/month also covers yard and exterior maintenance. But, please get the current scoop from a Realtor who works in the area.

I knwo the threads old but the Fairfield Harbour POA dues this year are $697. If you have an amenity lot you can add several hundred more to the cost. I am amenity free.

Heard that the Fairfield Harbor POA dues is now over $900/year.
