Some Franklinton updates:
509 W. Chapel was originally supposed to be a 2-unit project, but is now being proposed as a 3-story, 4-unit project.

Another project that we haven't heard about for awhile is Lucas Lofts. There has been no update since a 4-story project was approved back in 2015. The update includes a 2nd phase just to the south of the first, also 4-stories. The project would be built on vacant lots just to the east of the 400 W. Rich project and would include a total of 136 units.

Renderings for both projects can be found in the pdf files.

Homeport will build 33 single-family homes in Milo-Grogan beginning this summer, with plans to build more after that.

A long-vacant historic building at 937 W. Broad in Franklinton is now being renovated for restaurant space. This building has been planned for restaurant conversion for a least a few years with a few owners, but a project is finally happening.

Homeport was also supposed to build 100 homes in tens years starting in 2011, but as of 2016 only "more than a dozen" have been built. A cursory glance at Google Maps and streetview reveals how little progress has been made since over 5 years ago: it looks virtually the same. Over 80 homes are going to be built in American Addition in the next five years and on top of that 33 more in Milo-Grogan? Seems most likely they'll all be built when the light rail is done.

Homeport has projects going on all over this place. It may be a case of spreading themselves too thin or the ongoing construction worker shortage that is affecting a lot of developments, but they do good work in helping to revitalize these neighborhoods. I don't get the criticism, especially when the original time frame still has years to go yet.

Stretch of East Long Street Primed for Development after Purchase | ColumbusUnderground.com


A 2-block section of E. Long Street beginning at Garfield Avenue heading east, will be redeveloped with mixed-use. No specific plan is available yet, but the developers hope to have one later this year.

A previously-announced 300-unit mixed-use project for 3636 Indianola Avenue in Clintonville is going to move forward after all. The project will include retail or offices facing Indianola.
