Why New Canaan? (Norwalk, Greenwich, Westport: houses, buy, schools)

New Canaan seems to be the most affluent town in the state, and by some measures the country, but why? Obviously it has a great proximity to NYC, but what else about it? Why is it wealthier than Greenwich and Darien, which both have the advantage of being on the coast?
Greenwich and Darien are coastal towns and were developed earlier with a more diverse range of housing than New Canaan. New Canaan was developed later by wealthy people looking to move to the country. The town has a lot of charm and is known for excellent schools which are very attractive to families looking to get out of the city. It also has its own train line that has seven trains that go directly into Manhattan. This is very attractive since commuters do not have to find seats on already full trains. Jay
Is "new" canaan a break off from Canaan CT? Is farther to the north so I don't see how but usually when cities take on a similar name is because the two areas are or were associated with each other. No?

Dude, go to new canaan train station and try driving up New Norwalk road -> Smith Ridge Road -> North Wilton Road and take a good look on both sides of the road. Chances are houses you see are mostly >5000 sq feet with 2 acres land, some 10000 sq feet castles and on few occasions, a small metal wired door that warns anyone against trespassing but there is no way you can even see the house from outside.
Lets list the really wealthy places in CT: Greenwich, New Canaan, Darien, Westport
New Canaan and North Greenwich are the only areas where there are more >2acre zones to build that country grand estate to enjoy the weekend and still near enough to get back NYC.
I noticed that at night, most of those New Canaan estates didn't light up so I would guess some rockerfetish or rosthchildish family use it 2-3 times a year as a family reunion spot. Darien and Westport homes have more lights up at night, so I guess high salaried white collar workers live in Darien and Westport for the convenience of getting to work on the metro north, while really wealthy guys who don't need to work buy in New Canaan.
New Canaan is wealthier probably because its more homogeneous, unlike Greenwich with a reasonable middle income class. If you divide Greenwich into North and South, North Greenwich might just be on par with New Canaan.

Yeah but some of the homes along Greenwich's coast are the most expensive in the country too. Westport also has some diversity or at least it use to. for many years it was an artist colony. The difference is it was smaller and as it has grown it has mostly been very upscale. This is even more noticeable in recent years. Jay

Ok. If you just take the southern most and northern most properties in Greenwich and add them up, Greenwich is probably wealthier than New Canaan.
Ok, if you remove the non-penta millionaires from Greenwich and compare them to New Canaan, Greenwich is wealthier. NO MORE ARGUEMENT!!
No arguments here. Just telling you how it is. You can make exceptions for any town - if Tranquility Road in Middlebury were its own town, it might be wealthier than New Canaan too.
