Anyone hire contractors lately? First I thought it would be hard but I'm actually getting some good responses.

Tell that to CTYank, he has us all in bread lines by years end.
I doubt it too

I live in a Hartford County Suburb and my home increased by about 25% based on an appraisal done before we refinanced. It will bust eventually. I just feel good that we bought 3 years ago and manage to get an even lower rate than when we bought.

About every week or so I check what is going on in my area.

If this Cape in Bridgeport goes for anything near what it is listed ($450,000) for Fairfield County Real Estate is INSANE. It is right near the Trumbull line but it is still Bridgeport. You can hop on the Merritt Parkway/8/25 Connector quickly though and maybe for a New Yorker that is the main criteria being closer to the train stations. The capes in my neighborhood in northern Longhill have been selling between $400,000 and $450,000.

Is this possible or a mistake in the listing?

That is insane. Overpriced to say the least. Will be interesting to see if it sells but I doubt it will be that high. Zillow estimates it should be $286,000 which is high for the North End where the average home sold is about $223,000. Jay

My wife and I were looking at houses to purchase. She wanted to be closer to her family in Glastonbury so looking in Glastonbury, Hebron or colchester and maybe east Hampton. Not now though. We are thinking to let the market settle down a bit and build as much equity in our house as possible. The comps around our house are insane and buying my house in 2011 at lows really helps. My thinking is that prices will come down but coming down from a high (now) to normal-ish will still put some pretty good coin on our pockets when we sell.

Instead...we bought a boat. Lol

I believe it. People are willing to pay good money to live in shoreline communities. Add in proximity to cities and the Gold Coast wouldn't be surprised if this house is pending in a couple days. Crazy part is this will probably end up being someone's vacation house by the shore that they only use a week and a half a year.

I went and took another look at the houses that were sold in the last few months in that area. That house for sale might not be a fluke.

This cape just sold for $350,000 a few streets away in Jan. of 2021.

Here is another one for $350,000 in the same general area just a few weeks ago.

Here is another sold last month for $340,000.
https://www.coldwellbankerhomes.com/...t/pid_38812054

Another sold for $350,000 last month in the north end but on the other side of Main Street which is not as desirable as near Fairfield.

That house for $450,000 might not be a fluke. Let's see what they get for it. Frankly these houses in northern Bridgeport look like Trumbull house sale prices before Covid.

You know I have been thinking all of these years "how can it be possible Bridgeport has not been gentrified being so close to NYC and in Fairfield County on the Metro North train line". Maybe that day has come?

Bridgeport's north end isn't on the radar for the vacation by the shore personnel. Not even in the top 50.
You go out past New Haven for that. Direct Sound view homes cost are much higher than the 4's in FFC.

The increased prices there are relative and in conjucntion with the rest of the state and nation.
They're not doing anything special up there.
