I know the whole DFW region is rapidly expanding northward. Do you foresee the metroplex absorbing the Sherman/Dennison metro into the DFW CSA?

Good Lord, I hope not. Nothing against those towns, but for sprawl to eventually travel that far from Dallas itself would have to mean that the jobs and strong economy has left Dallas proper and moved north with the sprawl. In no way can I imagine people driving through 65 miles of suburban sprawl to their jobs.

I am with Clarnence on this. I doubt the metroplex will ever go that far north for 50 years or more, if not 100 years or more. There is too much expansion opportunity on the east and south sides of Dallas (not to mention around Fort Worth and GP on "other sides") that will probably be developed to make "room" for future generations before we expand another 50-100 miles north of Frisco or McKinney. LOL

Probably. It also has to do with population increases etc... not that business will leave downtown. The more people that move here and are born here etc... the more housing is needed and the expansion of business will go right along with it.

Look to the Denver area for example.
When I was a kid, if you drove south to C.Springs there was nothing once you left the city limits until you got to Castle Rock and then again nothing much until you got to C. Springs. Same is said going north to Bolder and almost up to Sheridan WY. As well as west to Morrison. NOw days it's ALL sprawl, housing, businesses, Hospitals even light rail to take commuters into Denver propper. The "metro area" is now huge! But Denver's downtown still alive and vibrant.

The same could be said for sprawl within the DFW metroplex itself--
we used to be able to drive along 1709 between Southlake and Keller and see nothing but pasture for the most part and few tacky convenience stores--Keller High school was a BIG deal out there in the open--now it is one of the most built up roads around

We took vacation in to Oklahoma years ago and drive through the Allen/Frisco area--total pasture--now tract developments, strip centers and some big commercial/retail development...

just takes time--won't happen before 2030 I think because there is so much to in-fill between the towns in the outer rings AND the smaller towns will likely fight being annexed by the larger ones which might impede the development

WATER access will also be problem for development

I remember driving through "the country" when going from Dallas to Richardson!

I have lived in DFW for 48 years and the only area in the DFW area that has remained the same is the drive from Dallas to Seagoville. Virtually nothing has changed along that corridor.

Just looking at 75, it's not that far off. Already, 75 is fully Big-Boxed and McDonalded all the way past McKinney. Meanwhile, Sherman itself is growing to the south. There's only about 30 miles or so left to fill in.

Consider I-35. That's just about 100% built up all the way to Gainesville. 75 will see the same thing.

A generation ago, everyone would have laughed if you would have mentioned Prosper, Melissa, Ennis, or Forney as places for DFW transplants to live.

My family has had a place at Lake Texoma for about 50 years. I remember stopping in Plano to get gas - the west side of Central only had a gas station and cotton fields.
