Hi! We are moving from Toronto and both of us have job offers from a Frisco based office and frequent commute to customer in Dallas. We need a 4 bed house. Our budget is 400-600K USD and middle and high schools with strong academics are our only must have. We want a inground pool but space to get one would work fine. I hear that Plano, Allen and Frisco itself are good towns with good schools. Which one do you recommend on base of recent data keeping in mind that we will be here for 5-7 years. Thanks!

West Plano.

Forget Allen, you can do better on your budget. Plus the lot sizes there are tiny, so you can forget about a pool in a lot of areas.

Forget Frisco, the schools in Plano are better.

Agree on all points! You have the budget for a lovely home in West Plano, which also boasts the best schools of the three burbs on your list. It also keeps the commute to 15 min or less.

I see that Allen and Frisco have lower prices though they have newer homes. Why is that?How do I find West Plano on MLS? Is there a postal code?

I am somewhat new to west Plano and DFW but believe Zips 75093 and 75024 are considered west Plano

Allen and Frisco have newer homes but lower prices because Plano is almost built out and offers better commute, better schools and better amenities being more established. If you go towards Park cities than homes are way older but prices much higher, it's all about demand. As other mentioned west Plano would be best for you. Enter 75093 in your MLS search as it has more homes in your price point and location is ideal for your commute in both directions.

Good point Fala, I believe 75093 is Plano city and schools while part of 75024 is not plano schools even when in plano city. So search 75093 is one wants west plano and plano schools as OP does

All three towns would work as they all have strong schools but if you plan to be going down to Dallas a lot, I'd lean toward Plano, particularly West Plano, which has the better schools. I'd put Frisco second and Allen third, but only because of the commute. Your money would go a bit further in Frisco and Allen though. So there are trade-offs. Best bet might be to rent for a bit and scope out each of the towns and see which you prefer.

Just be aware that city boundaries do not align with school ddistricts. TX has Independent School Districts. Some cities have 2-3 districts and some districts have more than 1 city. So living in City A ddoes not always mean you are in school district A.

The OP might be frustrated with the limitations that the $400K-$600K budget will set in 75093.

I'd suggest they'd be better off looking in the Russell Creek area.

1) The houses better match their budget - they can get one of the best houses in the neighborhood, rather than one of the lesser ones.
2) The middle schools in that area - Rice & Schimelpfenig - outperform those in west Plano.
3) The location is probably a bit closer to Frisco (depending on exact office location).

For a map search, the streets bounding those 2 middle schools are McDermott on the north, Spring Creek on the south, Coit on the west, and Custer on the east. As always, verify before signing anything.
