If you do end up buying in the $5M-range, make sure you get a good deal and negotiate hard. The market is hot,hot,hot for $1.5M (maybe up to $2M in HPISD), but the homes above those price points have hefty DOM. Doesn't mean it's a bad thing as generally the higher the price, the smaller pool of buyers, but just know that what you may be reading about how insane the inner-loop real estate markets are right now (hip pockets, multiple offers, selling with less than 2 DOM, prices +10% to LY) only applies to the <$2M market.

Get a GREAT realtor who specializes in the high end market. Can PM you a few names to interview if you need suggestions. If not, if you read through 25 listings, you'll start to see the same couple of names come up again and again as listing agents. There's your short list.

Sure you can do that. But who is to say the OP will have three kids? And right now the most expensive school in town, ESD, is less than $30K for its most expensive grades. Some of the excellent catholic lower schools are closer to $10K. Jesuit is a little over $15K and UA is a little over $17,500.

True it is a fairly busy street. But you're a block from Jerry!!!! LOL. My parents hate when I tell them they are only a block from the most hated man in Dallas....LOL

Well, I am the OP. And you are right, there is nothing that says I will have three kids. I was basing my numbers off of the information I have read, suggesting St. Marks to be approximately $24k. That, along with the annual increase in tuition landed me at an average of $30k.

Thank you again. Yes, I have been keeping my eye on a handful of options for Realtors. I really do think that this is one of the more vital pieces to the puzzle. I would assume that many real estate purchases are made from pocket listings or connections to properties that are never actually on the market.

As mentioned you should link up with a realtor who knows his/her way around and decide after looking around a bit.
