Townhouses do come up in those areas that are less that $200K. Most of those zip codes are close to Watermark church.

I live in 76017 close to Kennedale. That zip code is a pretty safe bet for a nice area. 76016 is pretty good too, I don't know that there's many bad areas in that one either.

I'll be honest...at first I was very much opposed to townhouses, but I may need to widen my spectrum on what I will be comfortable in. I can't be picky at times.

Thank you, Steve! I printed out a zip code map of Arlington and noted some favorable zip codes.

I realize Arlington is a bigger city than I really wanted, but I can't really pass up the costs of the homes (even in the "better" zip code area).

Your help is appreciated!

Would You Consider a condo? There are older (some updated) garden style condos in your price range Near Watermark. A lot of people will note that condos do not appreciate as quickly as single family homes, which is often true. Still, It is an option. Good luck!

Based on your criteria I would suggest you look at Mesquite as a future landing spot. Concentrate of the Creek Crossing area (75181 Horn High school) or the area around Poteet High school. You should be able to get a home built in the 90's in your budget. There are lots of teachers and cops who live in this area. Watermark Church would be a 20 minute drive during none rush hour. I really think it would be a great fit for what your looking for.

Yes, I am checking out Mesquite. It's good to know which areas of Mesquite are better than others, especially the zip code.

Forney may be a option also. It is a little further away and it has a more laid back small town feel. I'm sure what you can get for 135k. Shoot me a PM if you have any questions about Mesquite. I have lived in Dallas for 53 years and lived in Mesquite for 20.

I am in Lancaster and love it here. My neighborhood is a quiet, established neighborhood close to town square. Not much goes up for sale in the neighborhood though. They are building new schools in the area and it is going to be a boon for the area. The schools and superintendent are already getting a lot of attention for the improvements.


I work downtown and it takes me less than 30 minutes to get to work, and I don't even get on the freeway.
