Saw this article regarding the new "business booms" around the South George Bush Toll Way in Grand Prairie.

The mayor of Grand Prairie is touting that there will be a Walmart, a new fitness center called EPIC, and IKEA opening all within a mile of each other on South 161. What do you guys think of this? Do you think home prices will increase around this area? Personally I don't see how home prices will increase since these businesses aren't exactly bringing high paying jobs. Also, these are giant retail stores that will increase unwanted traffic in the area. If anything, I can see these stores as a negative in the area. What are y'all thoughts?

I personally wouldn't want to live anywhere near an Ikea because of the traffic.

That said, I think retail development south of I-30 is important for the area. DFW's growth is so lopsided that it's nice to see the south side of the Metromess getting some love.

I don't think it'll do a whole lot to boost house prices there; I think GP's issues are that it's far from a lot of major job centers and the schools don't have a great reputation. JMO.

I actually would say that GP is pretty well positioned in terms of job centers. It is within reasonable distance of Arlington, Irving, Downtown Dallas, etc. and fairly close to a number of large employers such as Bell Helicopter, General Motors, AMR/DFW Airport, Lockheed Martin, etc. Schools and other factors (housing stock, etc.) seem to be a bigger issue. JMO.

It's far from west Plano, Frisco, Telecom Corridor, Addison, etc.

Obviously I'm biased towards northern Dallas County because that's where I live. Didn't even think about manufacturing in southern Dallas County.

Grand Prairie's been booming for the last few years. They are building new buildings on top of each other as if all the Trucking and Logistics companies there found gold. And Incredible amount of construction going on with the highways around GP and Irving so be careful driving around there. You could end up going in circles with all the detours.
