The homelessness issue on the west coast is really on a different level though. A lot of recent stories regarding this issue. Just to give you an idea, if you look at the number of homeless per 10,000 residents on a metro area basis the west coast metros are in the 30-40 range (Los Angeles the highest at 38), while places like Houston and DFW are among the lowest of the largest 25 metros with 7 for Houston and 9 for Dallas.


That is not to minimize the issue of homelessness here in DFW, just to put in context some of the issues they have on the West Coast.

Haven't waded through all pages of this, but taxes and regulations in CA would be my biggest gripe. Especially if the OP wants to start another business. Certainly TX is more business friendly than CA.

I did undergrad in LA and while I am glad for that experience, I couldn't wait to get back to TX. San Diego has grown that the traffic and congestion and out of site real estate prices are a BIG turnoff. The weather is the main attraction. Perhaps Dallas proper is not as conservative as the OP suggest but the burbs listed would be a good alternative.

I read on CD all these Libs that claim they don't want to live in conservative areas of the country and they are not scolded. Why should the OP be scolded for not wanting to live around Libs? It is a two way street.

Update from OP! We finally moved to Santiago Estates in Temecula in the Los Ranchitos area. Estate lots, 2 to 3+ acre lots, close to everything. Top notch schools (public and private whatever your cup of tea is) and we have a huge house, great lot, equestrian, etc... It was the best move for us. It's not for everyone of course, I just wanted to update this thread with what we did, we did not take the decision lightly, we thought about it for over 3 years and then made the jump and could not be happier. Hope you all are well and hope this thread helps someone, let me know if i can help answer any questions :-)
