I am not 100% sure. No one can be.
Just telling them to run the numbers

Same for Renting

Privacy, space , ownership, financial reasons, land, freedom, friends , fresh air, explore, less work, reduced opportunity losses etc

Depends on how you look at it.
Renting an apartment gives you MORE privacy and land and fresh air?

Whatever.

I prefer an apartment over here in US because of the neighbors.
My kids would have lot more friends

Most of the time, the yards are unusable due to extreme weather.

And Houses here are like cardboard boxes, all of them look the same. There is no character. Our input is very limited to the plans that are already out there.

And custom built here doesn't really feel like custom built.

Guess I am not normal
You argue your point like one of those meatheads that sees one flat earth video on YouTube and believes it.

In short. It’s a REALLY bad argument for anyone with an IQ in a functional level.

You really can’t make a point.

At some point in your life, you will realize that I wasn't wrong......do come back and let me know if that happens.

Don't worry, I am not the kind that says "told you so"

Well. You’re wrong right now, and going forward. I was lucky enough to time CA market in the early 00’s, and Texas in the recession.

Your. Absolutes. Don’t. Work.

Math is undefeated.

Fyi....whatever I said is pertaining to the current market scenario.
So it doesn't apply to you.

If the situation changes, I would argue for Home Ownership

I have mentioned this many times.
Can't keep saying it in each and every post for people who jump in and respond without knowing the context.

Fyi, the OP is also buying in current market...no one should be suggesting based on their experience from many years back.
