Does anyone know about this?

We told our agent at time of listing that the hot tub is "optional" and it does not convey with the house. We are moving somewhere with a real winter so we'd rather take it.

Now she is telling us it must stay due to being hard wired.

She is trying to shame us into taking the buyer's best offer, which is $15,000 under their initial offer, the hot tub, the very nice refrigerator, and some furniture.

She is saying people are losing their jobs every day, we will have a black mark against our house, it will never sell.

(ps - tell realtor they should pay for your half of this report for yelling at you, and not handling it as such.)

The hot tub should have been included in the listing contract as not remaining. There is a section for that in most listing contracts.

You need at this point to strongly think about firing your agent. But check the contract first. Do not get caught in a long tail before you can relist. Consider talking to the managing broker and insist you have lost your confidence in your agent and want her replaced. At this point I would dump her no matter...but work it to take minimum damage. I would fire any agent who suggested my home would never sell. That is simply extortion. Don't buy it.

I'd have knives out by this point. If you've had that many offers in this market, she is not acting in your best interest.

Has she reached out to any of the previous offers to see if they might still be interested? Inventory is low...they might be.

OP, Is the HT sitting on you back patio or deck or built in? Did you advertise it with a pool / spa?

Does not matter about the Hard wiring, you can get it disconnected. If it's an actual Built in HT then it's a permanent fixture and stays. If it's just sitting then it goes.

Permanently Installed is the key words.

FYI - There is a shortage of homes on the market. If what you say is true, sounds like your agent is lacking.

They are just trying to get you down on the Sales price. Period.

Just wait until it does not appraise.

It is sitting on a stone slab underneath a pergola, wired to a 220 independent breaker.

Is that permanently installed? We had it moved here.

You need to call/email/text/show up at your agent’s broker’s house tomorrow and demand to be let out of this listing agreement. Your agent stinks and needs to go ASAP. I don’t know why she’s shooting herself in the foot over and over. Maybe she knows these buyers personally? Or their agent? Regardless - she’s not acting in your best interest.
