First off, I would be surprised if you could get into a newer house in Celina at that price point. You will be starting at the mid $400s base right now, and I don't expect it to go down. On top of that, consider that a PID tax typically equates to about an extra $30K on your mortgage payment. A MUD never goes away unless the city annexes the land, so you will constantly have that extra half percent property tax each year.

To make matters worse, I think Celina is a very long way from having the kind of amenities you want probably 15 years or more, and I don't expect it to be another Frisco or Prosper as it does develop. Even at this point, nothing is planned within the city except dense residential developments and a small hospital, yet the infrastructure can't keep up with the growth there. That's why you will have such sky high tax rates, PIDs, MUDs, and water bills for years to come. I think people have unrealistic expectations for Celina.

Why the need to be near the tollway which you will pay even more money to ride? I think your best bet is to either buy an older house in Frisco or go farther east or west. With Frisco's low tax rate, you could probably afford $100K more there than you could in Celina. Also consider you'll be driving as far south to get anywhere on the tollway as you would east or west from a less expensive and more developed city. I don't get it.

The initial post was 2 years ago, at the time, their budget could have purchased in Light Farms. Doubtful it can now.

I was just browsing through communities in Prosper and came across the light farm's community at the border of proser/Celina with prosper ISD.

House price starts from mid 400's as you mentioned. They mentioned that there is no PID, it's just MUD, so including MUD total property tax is 2.7%.

Most newly build houses available now are narrow on 40ft lots here. People are considering this because of Prosper ISD.

I have been through this community today, there is a railway train track through the community. Can someone who live here tell me, if it is very noisy in this community with trains, how often do you see trains move here?

You'll also have the Dallas Tollway right along one side, and you'll be surrounded by busy thoroughfares on all sides, not to mention the construction noise. People moving to Light Farms aren't looking for quiet, for looks, or for convenience.
