Trust me, people walk, run, and bike here. I was just out for my morning walk and people were everywhere. And as for "cookie cutter", if you can't see the difference between these houses and HR beige, then I can't help you. You won't find the same street with every other house the same floorplan, exterior, and color.

I can see they are different colors. Mostly blue, white, gray, and a reddish brown. And yeah, floorplans have minor differencess, and there may be slightly different designs on different streets. The first neighborhood where we lived had four basic models with many options, and probably no two houses were exactly alike because of that. They were all "earth tones", e.g. brown, yellow, green, etc. (they were built in the late 70s). But in an ordinary suburb, people call that "cookie cutter".

As we drove to the mall yesterday, I took note of the people outside walking, doing whatever. As we drove down South Boulder Rd, I saw several walking, some with dogs, some apparently just on some errand. I also saw some people biking. When we came back a different route, there were lots of people walking, running, biking, etc around Harper Lake. If we had gone through downtown Louisville, I'm certain we would have seen many people out shopping. It is not necessary to live in a "new urban" neighborhood to be able to do these things.

As a mom, my thoughts are of the kid's first... so, mom might want to stay home or at least only work very part-time. Seems like if you can afford a $500,000 home, maybe take it down a notch to $400,000, still get a great home, and all problems are solved!

Also, kudos to Colorado for always wanting to improve their state!!! New areas, cleaning things up, etc... but that being said, HR is in a more solid area. The outlying areas are nice, as well as the city. Stapleton has a more "city" feel, I think, and closer to lower-end areas.

Good luck!

Sorry There are wild colors on houses here -peach, purple, yellow, orange... But it's about the style of the house. I doubt most HR houses would look good purple! My house is a bright color, but it's victorian style architecture. They also arrange the neighborhoods so each block is built out by a different builder, so you don't face your own builder. They the developer makes the buliders change out paint colors, exterior styles, and floorplans in each filing to also help keep the "cookie cutter" look to a minimum. And then without an HOA, you can "customize" your house as you see fit.
