My husband just accepted a job in Broomfield, so we plan to relocate in January-ish. We have 2 kids, 9 and 7, so school and family-friendly community is top-priority (above commute, urban access, etc... We just want to be surrounded by other families with kids!!!). We've heard good things about castle pines and highlands ranch, but commute may be too long... We're looking in the $400-$650k range and prefer newer homes if possible. I know there are probably other similar posts, so feel free to direct me to those as well .

We're very excited about this move as we don't currently live close to mountains and we love to ski/mtn bike/run/hike and basically just be outside!! Another neighborhood plus would be community pool and/or trail system nearby. Also, we want to be in a neighborhood where people know eachother's names, have block parties, etc... If those exist - we've been spoiled by Midwest neighborhoods, so we'd love to recreate that environment with better outdoor prospects if possible... Any advice would be greatly appreciated!!!

If you love your husband, you will not look anywhere in the south metro area (Highlands Ranch, Castle Rock, Parker, Centennial, Littleton, etc.). They commute would be at least 1 hr each way, and triple that in the snow.

Look in Broomfield, especially the area in Boulder Valley Schools, Louisville, south Boulder, north Jefferson County, esp. in areas that feed into Ralston Valley HS.

You need a buyers' agent.
Stick with DavidV's suggestions.

These suggestions from DavidV. Bradburn neighborhood in Westminster as another possibility.

New developments are mostly in West Arvada. If you find yourself interested Leyden Rock or Candelas, make sure you spend a little time researching Rocky Flats. There is also Westwoods Mesa and Richards Farm in Arvada. The Indian Peaks development in Lafayette (on the Louisville border) may be interesting for you. There are also new homes in Bradburn in Westminster.

Take a look at McKay in Broomfield. Excellent schools. Trail system around Lake McKay that interconnects all over. Very nice homes. Strong community. Pool neighborhood.

If you want brand new take a look at Toll Brothers Enclave. However it is so new that hard to say the character of the neighborhood. Pool neighborhood, excellent schools and great trail system. Very convenient to all shopping.

Forgot to mention Anthem. If you like Highlands Ranch you will love Anthem.

Don't confuse it with Anthem Ranch which is a 55+ community. For families you want Anthem Highland.

Look in Broomfield first. If you don't find anything you like there, start branching out.
