I don't really care how they do it and it's just speculation on my part, but... since its a small town, and most agents know each other, I wouldn't be surprised if there is an unspoken agreement between some of them to split any drop-down to 'hurry things up'...
BV seems like a red-hot market right now. Nice listings go pending very quickly. In this case, there were 2 other offers by the time we drove back to the office, so I doubt they 'needed' to make the sale. Maybe my agent just got tired of driving me around, listening to my opinions and just wanted me to hurry up and buy something ...
She did spend the better part of 2 weeks shoulder to shoulder with me.
