Hi,

I'm currently trying to figure out which home insurance to go with and i'm finding out some interesting information from different agents. I'm wondering if someone could comment...

1. Screened enclosures aren't always covered. And when you add it to the policy...
a. it's sometimes expensive relative to what you get, so you might just self-insure
b. it sometimes covers only actual cost value, not replacement cost
c. it sometimes only covers the structure, not the screens.

2. Theft is only covered in limited amounts...
a. Might be a $2000 limit
b. Might be only $1000 per item

3. Some insurance companies have not been through a storm yet. Will they be able to pay out claims when a storm comes? Yes i know about Florida Insurance Guaranty Association, but still does it matter to go with a carrier who as been around for a bit?
a. I got a quote from american integrity that looks really good, but they haven't been through i storm i believe.

I have quotes from american integrity, federated nation, universal property and casualty, and florida penn among others.

The are all about $220-250 structure with sewer, sinkhole, and screened enclosure. Replacement costs. This is on a $300k, 200k sqft, 1999 built home with full wind mit credits.

American Integrity looks like the best coverage with the lowest rate. At $1934.

The wind damage [applies to a named storm]deductible is based on what it would cost to replace a totally destroyed home. That is the structure, not including the land. What you pay for the home [with land] and what it would cost to replace are two separate things. What it would cost to replace a 2000 sf house is what the deductible is based. The default amount that most people choose is 2%. Make sure the 'cost to replace' is correct. It will affect your deductible amount. If it is decided that it would cost $220,00, your deductible will be $4400. A home built in 1999 has the roof trusses wrapped with straps and imbedded in the concrete filled lintel. The roof will not blow off but the shingles will. There's your $4400 deductible that you will eat. Some companies pick an arbitrary or a % amount for contents. If the amount is way too high and you don't believe your furniture/appliances are worth the amount, get it lowered to reduce your premium.
