In Seattle, building 500,000 sf from scratch would be maybe 3.5 years including the design/entitlements/permitting process, including exactly 500 below-grade parking spaces (the upper limit in the CBD is 1 per 1000 sf, or about 1 per 5-7 workers depending on worker density).

In any case I've always assumed the 500,000 sf would be existing space, renovated. But close to the new construction.

I never hear anyone in Dallas even mention it. Just some posters on this website from time to time.
In person people are just like "meh" about it. I get the feeling that people don't really think about it much nor care whether or not we are selected. lol

IMO, the new reality is obvious...the new HQ2 will be less than envisioned. Be prepared for a letdown...the new HQ2 will be a slow startup with little upside in the first decade. Not to say it can't become a major center eventually, but all indicators are this hype is just that. Expect an announcement before years end, but also expect slow and go.

The Seattle politics are part of this, but the general business plan has been revised, IMO. I do wonder if this hype may backfire, but Amazon is too big to be bothered by such.

Do you know if/when these updates will be officially shared by Amazon (if true)?

There is/was a lot of speculation that HQ2 would be announced today, July 5th, on Amazon's "birthday" founding date back in 1994.

I doubt this will happen. But some thought it would be a good date for the announcement, coming in line with Amazon's historical overall start date and its future HQ2 startup, both established on the same date.

If I had to pick five *final* finalists, they would be:

DC
NoVa
Boston
Atlanta
Chicago

But it's so hard to tell. Of course there's the RFP but I think they are looking at how cities are playing to their strengths and attempting to mitigate their weaknesses as much as they possibly can.

The incredibly long duration/stringing out of this decision is getting extremely annoying. Reminds me of LeBron James' decision when he took his talents to South Beach. I feel this is a strategic marketing ploy to get the best deal possible and the most attention they can.
